asking an appraiser to get you certain $ on a refi

Had an appraisal done when attempting to refi with BofA. The rate was 4.25 but appraisal came back a few thousand lower than anticipated and was going to have to come to closing with $4000. I contacted another lender, local, and they were able to get me 3.75%. Appraisal is today, would it be acceptable to ask the appraiser to get me my #. It would be roughly $3000 more than the previous appraiser just did 3 weeks ago. Any suggestions on how to approach him. Thanks for any help

You can look at the old appraisal and see if there is anything you think he missed. If not then no you can't ask for him to get to a certain number.

There's no reason you cannot discuss what you need and what you think the house is worth. That appraiser can't promise you anything until he looks at comps.

I had a well-known appraiser making 20%+ adjustments on my parent's subject property. I e-mailed the realtor and he passed along my specific comments. The appraiser didn't even respond to them. Just mentioned a bunch of BS about how that's all he could find.

This is just outside of Denham Springs' corporate limits before Watson. The excuse was laughable. The crazy part was how adamant he was even though the appraisal was 100% unacceptable for Fannie Mae or any Government insured mortgage program based on the massive adjustments as a % of the value he was arriving at(in other words, couldn't be used by any lender not named Uncle Guido).

He's very well known, too. Gets a lot of business. Shocked me how he was so willing to stand behind his incompetence.

Going into the 1st appraisal I thought i would be about $10000 more than what she came back with. Maybe that was just wishful thinking but had she slightly increased her timeline instead of increasing her search area I would been closer to my #, still short but not $10G short.
I guess in my mind I'm not asking him to do something out of ordinary , 1 appraiser already came in and gave me a # all I need is something like.7% higher. Hopefully he's a reasonable guy.

I casually mentioned the number but the number I wanted/needed was 5k less than what the house appraised for a year ago when I bought it. My purchase price was 20k below appraisal which is what made me nervous.

In any event, appraisal came in 15k higher than previous one. According to the appraisals I've made 35k on the house in a year but I don't believe that one second

I told the last guy that I wanted the most generous appraisal he felt he could possibly justify. I wanted all of my cash out of the property

I just wanted my house to appraise for what I paid 2 years ago, Damn appraisal came on 6k under.

Let him know it is a refi and not a sale... My guy moved some when I told him this, he said "Well since its not a sale, I'll help you out"

A reputable appraiser wouldn't risk his license or reputation to inflate a homes value.

Cool guy. Took his time to measure and talk to me about the property. Gave him the other appraisal and within 2 sec he could tell they were not good comps. Which is what i thought when i saw it. Told him what i needed and he said he will do his best. He came back with the # I originally thought the property was worth when this whole stupid process began.

To all the idiots chirping about report the appraiser blah blah blsh.....bug off. His job is more art than science and fluctuations will happen. I was never wanting him to do anything unethical. So lighten up.
