There's way more to it than that when building specs. There are permits, closing cost, realtor fees (buying the lot and selling the home), cost of money like interest and loan fees, workers comp, GL, etc.

There's also the risk of building specs and the market tanking then you're hung out to dry. Been there, done that about 8 years ago.

You people make it entirely too cut and dry.

We are selling our specs in asecension parish for $150ish per sqft. Just signed a purchase agreement on one at $153 sqft.

Because artificially low interest rates subsidize builders as much, if not more, than buyers. Raise the interest rates and housing prices will fall (or the rate of price increase will drop). Higher rates also give people a place to save, risk free, with at least some return.

Subsidies are not capitalist and are decidedly anti-free market. They skew markets far worse than a food stamp ever will.

Comparing sq/ft cost is an absolute waste of time unless you know all the variables.

These threads make me laugh. Other than a select few posters who know what they are talking about, most of the spewed vomit in these threads are quite funny.

Asking how much a house cost is like asking how much a car will cost. Mercedes and Hyundai are both cars with ac and leather seats. But the price range is far from comparable. Way to many variable in a house to remotely ask whats normal or average.

Well, theres more money in a kitchen or a bathroom than the rest of the house I would think.
