Experience with We Buy Houses

Anyone sold their property to an investor or wholesale outfit like one of these We Buy houses companies? I'm looking for a reputable one that I can at least consider.

Those are my signs if you see them in north Alabama.

What questions do you have?

Investors will close quick but be prepared to sell your house for 50 to 70 cents on the dollar.

Mostly individual investors although I'm sure there are some major companies doing a lot of volume in big cities.

I've had mixed results with the bandit signs but some guys swear by them.

What is your experience with them, I feel like the title work of the people calling in would be a train wreck.

You get a lot of dumb asses who will call you with "I got my house on the mls if you wanna buy it" or some POS house worth $20,000 and they are trying to get 50k for it.

The one good deal I got was when some kids inherited the house and wanted cash quick. That was good but overall I would say it hasn't been worth the time and money for me.

That is really all I need to know. The property is in great shape and is in a good location I just may need to sell fast if I re-locate.

If you price your house below market value, you will generally be able to sell it if it's in a desired location. The faster you need to sell it, the more below market value you should list it for.

How much do you owe on it vs what it is worth? I may buy the damn thing.

I called one of those outfits in Houston when we sold our house, just to see. We did this before it went on the market. They offered about 60 percent of what we thought the value was, and we ended up selling it for about 98 percent of the value we thought it had.

They are real estate investors. Not interested in paying you what something is worth. That's not how we make money.

Eh... I was actually curious. I knew they were trying to make money... but I was surprised at how they came in. I could not imagine anyone ever taking an offer like that.

I have also run into several outfits trying get sellers to enter into assignable contracts. They then run around trying to sell the contract for $5,000 to $15,000.

I owe around 112,000. I have not had it appraised but the Zillow estimate is 146,000. Its a 2 bed 2 bath town home in Baton Rouge
