Just did it 8 months ago. 18'x36' liner pool with 8' of concrete all the way around cost me 27k. A Gunite pool would have been double. I still have to build the fence, which I would be working on today of it wasn't raining. Brick and wrought iron, going to cost about 8k, with me doing all of the work.

Yeah, likely not getting gunite for that price. Unless you can find a new contractor looking to make a name.

Btw, 8' slab would appear to be a pretty large add on.

thanks. this is good to know. I am kind of skeptical about a liner but, if I have to, I will definitely put one to save money. one question.........do you know about how many years the liner lasts?

Add in the 12k it will cost you to fill it in once you find out what a PITA it is.

I need 8 ft because it has to "marry" my existing patio slab. hard to explain I guess. but, it would look funky if I went less than 8 ft.

The pool itself depreciates. They don't add to the appraisal what they cost to build and they are also a turn off for some buyers as they don't want the headache and expense. I've seen $40K pools only a few years old add like $10K to the appraisal.

although I certainly can't predict my future, the plan is to stay at this home forever if possible.

FWIW My uncle put in a gunite a few years ago and it cost him around $60K but it's a huge pool and lots of concrete. I think he poured his tennis court at the same time so that added to it.

It can be done. We had an 18' x 36' vinyl pool installed last year with diving board, slide, and roving cleaner. We stayed under $30K--even with some added concrete to their standard 4' deck.
