about to buy a new house in country.. septic and propane questions

What are some of the things I should be looking our for with the inspection?
Fed up with restrictive HOA and wanted bigger house and more land so we are moving further out so the family can spread out.
Never had propane before so I don't know what to expect.

3 things: usually higher prices in the winter, it also can "freeze" in the winter; OK it probably won't freeze but when it gets really cold you can have some issues ( LINK) and that whole looking at the silver bullet (the tank) thing.

Propane works fine. Just did the same as you. Bought 4 acres in country
If you don't know history of house, have sewer inspected. Don't want that shite backing up on you!

Prices of fuel can be locked in during summer when fuel is lowest!

No experience with propane. Speaking as a veteran of a septic backup, focus your efforts on making sure the system is in top condition. Depending upon the system, has it been pumped recently, are the filters functioning properly/clogged, etc. Hire a septic company to check out the system.

Yeah I forgot to talk about the septic tank and you definitely want to make sure it's inspected AS IT'S BEING INSTALLED and use Rid-X once a year ( LINK) and you'll be good to go. Don't put "women stuff" down the toilet with septic tanks.

By septic tank im assuming you mean modad? Make sure the aerator pump is running. That's the most important part of a septic tank.

We just had a bitch of a time getting the tank at my camp pumped, mostly because the previous owners buried it and we had no idea where.

Before title can be transferred a health certificate has to be issued by the sanitation department. That involves them checking it and making the homeowner pump it so all of what you mentioned is covered already prior to closing and paid for by the seller 99% of the time.

Just purchased a house in LA with a septic tank. The owners had to upgrade to a modad because you can't transfer property with an old septic tank in LA.

I was about to edit my previous post to include this. If it fails inspection by the sanitation department then yes the seller will have to replace it. They also use this opportunity to phase out septic systems and make people put in mechanical.

My family has been in the Propane Business since the 50's,until recently.It's come a long way.
Depending on how many appliances you're going to run off propane that will factor into what size Tank you need.
You can buy an underground Tank if you don't want a silver tank in your backyard.Or if you're only running one heater or logs you can get a 100 gallon tank that looks like a grill bottle and put it up against the house where it isn't visible.
Other than that,Propane companies rent tanks.You can be put on a route where you don't have to worry about checking it yourself.
Or you can order it yourself.It's cheapest in the summer and most expensive in the winter.
Every appliance that uses Natural Gas can use Propane.Just a different Burner Orifice.
It can't freeze.It's like liquid nitrogen.In a liquid state,which it is under pressure,it's way below freezing.
eta:You can also get a line run to your Grill so you'll never have to get a bottle filled again.

Really?? That's great to know. Would love to keep my gas range and dryer.
From what I understand one HVAC is propane and the other is heat pump.
Still trying to establish all the details. I would love to go all has.
Oh I'm in Tennessee and we're on a hill if that matters for septic questions.

Each Burner will have it's own Orifice.The Dryer shouldn't be a big deal.
The Range shouldn't be that big a deal.
I'm sure they'd rather sell you new ones.
I'd ask around to find out which Propane Company your neighbors,if you'll have any,deal with.
Most people that live out,know their Propane dealers pretty well.They know which Service Man is good.
In that business,reputation is everything.
You have to give people a reason to buy something from you that they could just as easily buy from your competitor.

Several posts mention a "modad." Modad is a Denham Springs company which makes mechanical septic systems. Modad seems to be a generic term, like calling any soft drink a Coke.
