What would you add to Baton Rouge

Imagine you had the power to wave your magic wand (i.e. your penis) and somehow magically cause some kind of development to spring up in Baton Rouge. What would you want there?
Would you want a pro baseball team?
A Top Golf?
An NHL franchise?
A sky-scraper?
Something resembling the Alive Project?
Caveat: you can't make major changes to the road grid (like a loop), and you can't demolish more than a block or two worth of existing buildings to make room for your development (i.e. you can't just dynamite North Baton Rouge and everything between LSU and Downtown, but you could tear down a bunch of the bars in Tigerland)

Loop. Everything else is on it's way. Building downtown to an appropriate level, LSU is still here... Just need a damn loop.
