Has anyone dealt with Cypress Energy Corp out of Baton Rouge? They want to lease some land from my family. TIA for any information.

Peter Davis, the owner of Cypress Energy is a really good guy. That said, whoever contracted them to lease land for them wants the best deal possible. The land man is giving you whack terms to start off with, book it.
ETA: In other words, the company leasing has little to do with the terms of a deal you cut for your land. Their job is to get the best deal possible for them.

Small tract in Franklin Co, Ms, (30ac). They are offering $100/ac and 3/16. I am adverse to surface access without damages and the 3D seismic shite is kind of shitty if you ask me.

I've dealt with them on a large tract we own in Mississippi. They paid us 375/ac

Yeah, I figure the landman is low balling the shite out of us. I was thinking $150.ac + plus seismic and surface damages for seismic.
