first time home buyers can get a soft second mortgage for 25% of the purchase price of a house (max $40,000) and if you live in the house for 5 years the mortgage is forgiven. none interest bearing and you can get a grant for up to $5000 in closing costs.

Can anyone on the OT qualify for this? You have to have household income less than 120 percent of the median income of the area. Median income is $58,800, so you have to make less than $64,680. Plus, at least one of the spouses cannot have owned a house in the last three years.
