Property/land owners. I have a question about some property I might buy.

I have a question regarding some property I am considering buying. Its a 2acre plot of land near my neighborhood. I asked my real estate agent to find out a couple things, and she mentioned that since the property isn't zoned for anything specific, we'd have to get the property platted and surveyed and send that to the some commision with planning and zoning before getting a permit to build. What exactly does that mean, and how much does that cost usually? Also how much does it cost to have a water well and a septic tank installed?

Call a land surveyor. Price it out.

Call a plumber. Price it out.


Call the zoning dept, give them the legal description and verify zoning. Really, a visit to the zoning dept would be better.

I bought 2 acres a couple months ago that I'm currently building a home on. The surveyor charged me $130 to verify property lines. But basically that just meant he went out and found the underground markers at the corners of the property and put stakes there for me to see. Call people and get prices.

was the land unzonned, or was it already residential?

I'm not sure if it was zoned or not. It's out in the country. I can't really tell you anything useful unfortunately. Other than it was $130 bucks for the surveyor to come show me the 4 corners.

Cost for water well and septic will vary widely depending on locale. But you first need to look at the zoning....what zoning do the adjacent parcels of property carry? Do you want 2 acres of residential in an area zoned for light commercial? If the neighboring parcels are large, you may end up with non residential neighbors down the road.

Both neighbors are residential. No room for anything else
