Flood Insurance

Hey who do I need to talk to about verifying If I live in a flood zone. I've been paying flood insurance now for two years and don't think I live in a flood zone

Flood insurance is not just for floods. What if a pipe buss in yo house?

If a pipe buss in yo house, most homeowners insurance covers everything except the damage to the pipe itself.

Not sure that is accurate.

From floodsmart.gov:

Flood insurance covers direct physical loss caused by
“flood.” In simple terms, a flood is an excess of water on
land that is normally dry. Here’s the official definition
used by the National Flood Insurance Program.
A flood is (1) “A general and temporary condition of
partial or complete inundation of two or more acres of
normally dry land area or of two or more properties (at
least one of which is your property)
from a. overflow of
inland or tidal waters; b. unusual and rapid accumulation
or runoff of surface waters from any source; or c.
mudflow*. (2) collapse or subsidence of land along the
shore of a lake or similar body of water as a result of
erosion or undermining caused by waves or currents of
water exceeding anticipated cyclical levels that result in a
flood as defined in A.1.a. above.

Even if you don't live in a Flood Zone, you should still continue to carry the coverage. Hurricane Katrina should have taught everyone that. The cost is very minimanl if you are not in a Flood Zone.

Have a flood elevation done on your house. Even if your in a flood zone you may not be a flood risk. This could lower your flood insurance cost. They're pretty cheap .. Like $60.

Dropping flood insurance this week after 28 years of coverage.

Despite submitting tons of paperwork , refinancing the house, paying off my mortgage and trying for years to remove my ex-wife name off the policy.
