Selling a Home - Can I fix some things in the inspection report?

I plan on selling a home we own in Houston. I went ahead and got an inspection report done so that I can get things taken care of immediately rather than waiting for a surprise.

A few things came up that I could easily fix but my realtor is saying I should get a licensed person to fix these things other wise we won't be able to sell the home easily.

A list of the items are:

1. Replace 3 outlets with GFCI outlets
2. Replace/Upgrade a water valve outside
3. Replace the garbage disposal in the sink.
4. Caulk a number of areas on the exterior of the home.
5. Replace the water shut off valve in one of the bathrooms.


These are all things that I can easily do and have done in the past at other homes without problems.

I guess my question to anyone...is my realtor blowing smoke up my butt so her job is easier, or is this something that really is an issue if I do it myself?

Of course you can do what you can on your own. If you do it right, the buyer inspection won't say anything about those items.

Go ahead and do it yourself. The buyer will more than likely get another inspection before closing, and the new inspector will not even know you had to have these things fixed in the first place.

Exactly. I bet the realtor just so happens to have a guy or some guys who can do that work for the OP, too.

eta: I'm also betting the realtor suggested the inspector.

Well apparently we have to disclose everything to potential buyers since things were found during the inspection I had done before I put it on the market.

And my realtors statement is that basically we need to have a licensed contractor, licensed plumber, licensed, etc. to fix these problems since a potential buyer would require a licensed person to fix the problems found.

Outside of a few things I wouldn't touch myself, all the other stuff seems pretty handyman/diyer stuff I can do so I don't understand her argument.

Does it really matter if I have a licensed person do the repairs? Wouldn't the buyer just care that the issues have been fixed?

Well, what is really frustrating is that the inspector found all of these "issues" then came back a few days later saying he could fix all of the problems he found.

That sounds pretty unethical or something..like conflict of interest.

Wrong. Now that you have an inspection, legally you have to disclose it as part of the sellers disclosures to anyone looking at the house.

Same if a buyer gets an inspection and you see it and they don't buy the house, you have to disclose it going forward.

Granted, the buyer will have a new inspection done and see the items fixed and shouldn't care who did it.

I do, but that is irrelevant.

Nicklsu hit the nail square on the head. I would fire a realtor for making such a recommendation - it is very telling of the type of idiot you are dealing with. He/she is advising you as if these things are on the level of antiquated electrical panels and such.

Being a former Realtor I can honestly say he/she is a moron.. fix it yourself.. b/c the new buyers are just going to have another inspection done and that inspector won't know either way... Unless you really frick something up of course

So stupid. I would do all of those things myself. But the GFCI is a little out of my league.

Which part? Yes, the prior inspection will need to be disclosed. But the subsequent inspection will only show open issues.

This is what I thought and was kind of shocked by my realtors statements....Granted for things like AC work, serious plumbing stuff(replace a water heater, etc.) or electrical work beyond replacing switches and outlets.

A monkey can install a gfci outlet, look on YouTube if you are worried.

And don't turn the power off when you do it bc that is much more fun. The 110 will just give you a zap. Think of it like adult operation game.

Fire that realtor and go with a different one. Problem solved. They won't know you fixed the items yourself.
