Thinking of buying a lot in Copper Mill.

Anyone live there. I keep hearing different things about the place. Also I was wondering what the current hoa fees are.

Also any advice about purchasing a lot with the intent to build in two to three years would be appreciated.

The HOA owns the course now I believe

I'm not sure what that means for their annual fees. I'm sure they went up.


Course is in pretty good shape right now after being not so good the last couple of years

Damn, they just got the new ownership earlier in the year and things seemed to be going well. Played there this weekend. Any reason for the closing?

They do. The fees doubled. I think it's about $1400 a year. My parents live there.

ETA: I also don't know if those fees will stay like that or for how long. It's still a really nice neighborhood with a lot to do for kids and adults.

It's hard to tell where Copper Mill will be in 2-3 years. I'd only buy a lot under 2 conditions if I were you... 1) you are certain that is where you want to build and 2) you can afford to lose a little cash on the lot if the prices drop and you need to sell. They have plenty of lots for sale now and they are selling for much less than they were a few years ago.

I have no idea what the prices will do over there in the future. It's possible the HOA owning the golf course can turn into a great thing and property values can start going up. However, there has been hesitation from a lot of people b/c of DSLD and Level building in there (as mentioned in the thread linked by kennypowers816).

Thanks, I had read both of the articles before posting. That thread was from January and that's what was confusing. Google says $400, that thread says 750, and now I'm hearing 1,500.

If homes are 130 -175 a square foot how much can they really drop. Isn't that the going rate for custom homes anyway?

eh, thats not too bad considering


i know the HOA fees have nothing to do with membership at the course...though residents probably get a discount on membership


i wonder if the golf course portion of the fees would be reduced in the future as the neighborhood filled up some more


theres also always the possibility of new ownership for the golf course and remaining property

As much as I like golf, I don't think I could buy into a neighborhood with a course. Seen too many go under or not develop into what they could be.

That's the kicker. I guess it's a gamble to buy now. I was looking for somewhat affordable golf course living. 400-450 range. You can't really touch U-Club for that price.

if a high end course/subdivision has a course that closes, but the subdivision seems somewhat well established, it doesnt seem like the golf course property is going to go to section 8 housing though

seems like it would be used to develop similar class housing, though i'm sure the absence of the course does have an effect on perceived value

putting a number on that to determine risk would be the tough part

What are the property taxes in Zachary?

The HOA taking ownership is probably going to result in a better golf course that will remain open.

I guess you're right. Just a lot less home and yard for the money. But definitely the safer choice as far as golf course living.

not for a nice home. New lots in uclub are selling for 130k - 250k. Course homes have to be 3000 sf min and others 2500 sf min.
