Vista Park (gentilly) neighborhood in Nola...thoughts?

So we've been looking for a house. We hadn't looked in this neighborhood because I know nothing about it and always just assumed it wasn't for us. Well we saw a place there and my wife is completely in love with it.

I've kind of looked into it, and it looks like the neighborhood has changed a lot since Katrina and is quickly getting more gentrified and upscale, and is on the upswing...but not there yet.

But I still don't know that neighborhood well at all.

What do you know? Let's say a few blocks closer to the Lake from Holy Cross.

Spare me the you gunna get raped stuff.

It seems like a very up and coming area. Maybe drive around a few days early morning and at night to get a feel for the area. Also look at a crime map to make sure it is not one of those freaky weird areas

Not bad at all... I've been spending time at an apt off hambug and the lady told me it was like 60% whites in that development now. I'd live there.... All of gentily

One of the safer and quieter parts of Gentilly, and New Orleans in general.

Looked at a crime map and it looks fine. Most of the crime is at Holy Cross or that other school.

Anyway, don't look at NOLA crime maps too hard, especially with a female

Yeah i checked out one of the new builds on Chatham, doesn't look like it's built well, though, and 349 seems very high for that area.

Yeah, you really have nothing to worry about to the north or west. The Pratt area to the east is okay as well. To the south it gets a little sketchy past Mirabeau, but you have an nice little buffer being above Filmore.

The only thing I would worry about is that area got crushed pretty hard by Katrina.

Yeah the flood and wind insurance there is ridiculous high. Almost double some parts of Lakeview, which is crazy.

And no bars, restaurants, etc.

I am probably TD's best authority on VP. I grew up on Pratt in the 80's, and bought a house on Chamberlain in the late 90's.
I rebuilt here after Katrina.
I love the neighborhood. It is as safe as Lakeview without the inflated prices. I have one of the bigger new construction houses since Katrina, and never once worried about resale value. It is a good mix of young and old, black and white middle class neighbors.
