MB,

Appreciate all the help with the ceiling heights in my earlier thread. Meeting with our house designer today. We are planning to build in New Orleans.

We're planning to build about a 4,000 sq foot house. Planning to sub it out myself with some help from family. Anyone recently self-sub and can give me their price per square foot, just for comparison's sake?

We are planning 4,000 sq feet, 10' ceilings down, 9' up, 12' in the living room. Engineered Hardwood down and carpet up. 5 br, 4 bath. I know it's just an approximation, but let me know what yours cost per square foot. I've already got the lot.

Holy moly. This is the new normal I guess. I drive around Lakeview and every new construction I see is built two stories right up to the edge of the property.

Unfortunately, it is. We are building 4,000 at a minimum. But, our lot is massive, so I'm not building up to the lot lines.

90-130 a sq. ft depending on materials for dwelling.

Did a cost plus with my buddy, 120/sq ft.

Interesting. I suppose this is in a neighborhood where space is at a premium?

I am not quite in your area, but the bids I received from general contractors (not me subbing out) were all in the $120/living sq ft and up range. Single story construction.

1. He's subbing it out, that'll save $. There are homes in my neighborhood as high as $262 a sq. ft (with 200k lot) But that builder is building it for $125 a sq ft and laughing all the way to the bank.

2. For $250 a sq ft dwelling only house better cook, clean, and be able to repair itself. That's insane

I'd ask if they were interested in doing cost plus. I'd put my house up against any custom house from my crawlspace to my roofing and it would be hard to even consider materials that would double the cost to build

Damn. I'm working with builders cooking up bids on a custom non-DSLD home out in Prairieville. It's residential and on a street with all $300k-$500k houses. Currently in the 110-115 minus the lot. I don't know what you're planning on building but that mutha better be gold plated for $250 sqft
