Home Warranty Price, what am I looking at?

Tried the Money board, but those guys are sleeping or coked out of their minds right now (you know finance moguls)

Just trying to get a ballpark on what a home warranty costs. Might be buying one for a buyer of my house as a request. 180-200k

Thanks for all the answers. I agree it is usually a waste of money. If it sells the house I'll buy it though.

Ive had three houses and got a warranty each time. Two houses no issues or claims.... one house almost 8k in total repair work and claims if I had not had the warranty protection

How old is the house ? Appliances ? HVAC ? And if you are selling the house, it is a good CYA. Should be able to get one for ~$500.

House is ~15yo. Appliances are all less than 4 years, new roof, a/c is same age as house.

Not sure how it protects me, selling as-is.

Look at American home shield or old republic home warranty plans. Offer your buyer the basic plan and they can always upgrade the plan after closing.
Beats help paying for closing cost.

Changed the coils, New refrigerator, fixed electrical problems. Replaced ceiling fans through out the house, New Board when the heater went out, Fixed the washer, fixed the dryer, now replacing the HVAC compressor. Yep. Total waste of money.

This.

If the washer or dryer goes out, for the what the warranty cost, just get a new one.

Even with a high dollar item like an A/C unit. All they do is just fix it with parts. And you still have to pay $100 for example for a plumber to come out, even with a home warranty. For the most part, they are a joke. Don't bother.

It really depends on a case by case basis. A situation like this I can see why people have them. I had a warranty for the first 2 years, but decided to stop it.

frick American Home Shield.

These home warranty companies contract with the contractors that cannot get work on their own and are willing to take lower paying jobs from the home warranty companies. I've had one since I bought my house a year and a half ago. All the people they sent out were terrible. I know I got fricked with my AC a few weeks ago, but I had no leg to stand on or room to argue. In addition to the $80 service fee, I had to pay $1200 for bullshite that wasn't covered on the warranty, although I have the highest plan they offer.

It took four visits, plus three no-show appointments for my microwave to be fixed.

American Home Shield blows. I had a goddamn flame shoot out of the bottom of my gas hot water heater, and the idiot plumber they send out tells me it's fine. Tries to convince me Im better off with the 20 yr old heater bc new ones aren't made as good.
