moving to pensacola

I'm pretty familiar with the gulf coast in general - wife is from near pascagoula and I spent several years in mississippi. I'm currently living in washington state for military and it looks like now we're moving to pensacola.

anyone know good places to live in the area? I can't get too far out of town. i've heard cordova park is nice, and maybe east hill? I haven't spent much time in the area. we are looking to buy a home.

any thoughts or suggestions are greatly appreciated.

Seville quarter in Pensacola is a really cool night life scene.

Perdido,East Hill,9th Avenue,Chemstrand. Gulf Breeze is a very nice area with but the traffic is just awful. Me and my wife have lived in Navy Point for over 30 years. It's a nice little area but the surrounding areas have really went to shite over the years. It's also right up the road from the navy base and everything is the right driving distance.

Where in town will you be working? The East Hill, East Pensacola Heights areas are nice. If you are going to be at NAS, there are some nice and affordable areas in the Blue Angel area (Gulf Beah Hwy WEST of Blue Angel is really nice) . Milton/ Pace area is decent and the Santa Rosa Schools are better than Escambia's if you have kids. Honestly you have quite a few options but you also have to be cautious as there are quite a few rough areas too. Happy to help if you have any questions.

My cousin has been stationed there for a long time. Raised his kids in Navarre, and seems to like that area pretty well.

I'll actually be working at the navy hospital up at Corry Station. We don't have kids although we're hoping to have one or two soon...

I've just been looking on trulia/zillow and I like some of the homes that look like they are in neighborhoods on either side of bayou texar but I have no idea what those neighborhoods are...i guess what amounts to southeast pensacola. from what I understand anything west of 12th ave is pretty sketchy? is there a rule of thumb about the rougher parts of town?

Yep, it's where the sketchy folk live. Get down there and eyeball it yourself. Traffic can be bad if you chose poorly.

Depends how close you want to be to the Pensacola International airport, take-offs and landings :)

Generally speaking wind storm, hurricane policy, is less expensive on dwellings north of I-10. Always, always, always get flood insurance. Check out flood zone areas carefully, find out specifically how high the water rose in Ivan. I was living on Bayou Chico, near downtown, water rose 10.5'. Just because an area looks high does not mean it is. I was on pillions and OK. If you are thinking of living on water, as I have the last 10 years, go up on pillions.

Get information on any property from more than one source, marketing folks sometimes make up answers they think are what you want to hear or will get them a sale.

Lots of great places all around, take your time you'll find yours. Finally if it is your last home it is one thing, if you are facing a transfer in the future buy something that will sell fast later. It is a buyers market.
