I'm not sure you would want to expose your down payment to the market. That's about all I can think of.

401k doesn't seem like a good idea for this. you can't take it out without either being hit with a penalty or doing a 401k loan, which I personally don't like.

it doesn't help that interest rates are so low. CDs, MMA, and savings all suck but you have to sacrifice earnings for liquidity.
