Best time of year to buy hunting land in Louisiana or Mississippi?

Is it better to wait until after the season is over- are sellers more likely to reduce the price after hunting on it one last time?
or
Is it better to buy before the season starts- assuming there are more people trying to take advantage of interested buyers, thus creating more competition and theoretically, driving the price down?

I don't think the landowners care. If you buy during or right before the season they may require you to honor all leases currently in place.

Somewhere between 100-200 acres. The closer to Baton Rouge the better, but I know that comes at a premium.

Get to know someone in the timber industry. Timberland is regularly sent out in mass emails to all timber buyers. Many of these tracts are priced to sell immediatly. Anything marketed as hunting land or listed by a realtor will be over priced (in my opinion).
I don't believe timing is super important. Some good deals can be had in December when a company or individual wants to sell to raise cash for tax purposes.
Have your cash ready to go and pounce when you find the right tract.

I think reasonably priced hunting land is so rare that you can't really be worried about when you are going to buy it...just keep tabs on the market and be ready when some comes available...

The Weyerhauser buyers that I dealt with many years ago picked up all the sweetheart deals for themselves.

Molpus is getting in the sale game in LA...they are hungry. Ask the local farm credit offices, get with someone at the LFA, etc.
Stay away from the realtors.
The best thing is to hunt up out of state landowners. Most of these absentee owners will sell.
The trick is to send the offer with the copy if the certified check. If it is split up and multiple heirs own it, you can help force the sell if...if you know the tricks.

Please explain said "tricks". There's a lot of land that's owned by multiple people with undivided interests. Especially across the river from BR.
