Going rate for leased land

Does anyone know the going rate for leased land in the Tunica/St. Francisville area?
I was thinking around $25 an acre

probably going to average more than that. especially if it is established land. id say more like 35, but this is just a guess.

Heard of 200 acres for 55 dollars recently on Hwy 66 in the Tunica area. 25 dollars an acre was about 7 years ago. Some people are paying that but the trend seems to be when these established clubs dissolve and new leasers come in the price goes up.
The competition is with these companies that lease for $40+ and use it as a business expense. Hard for the average hunter to compete with that. teh highest ive heard of in this area was around the $70 area

i had a friend ask me about a place that was around $30/acre and i figured that was about right.

Yea that sounds about on average. Land availability is more of an issue than price so if some is found you are already ahead of the rest of the game

it really depends on the area and type of land (fields, woods, pine plantation, swamp)
land in cat island subject to floodign is gonna be cheaper than something in the hills like tunica. Its a wide variety, i would say 25 up to 50

Swamp should be less than 10 since you usually get flooded out by beginning of January.

I lease in Winn at $5.00. Those south Louisiana guys get way more or else I've been poorly advised. I would love to know if any north La Lessor gets significantly more than $5/acre.

I have a friend with a place around there (property is actually in Louisiana and Mississippi) and they pay $35.

I was wondering this myself. I have a few thousand acres I'm inheriting in Vicksburg, MS near the Big Black River. Going to lease most of it out.

Move towards the delta, and the rate goes to $12-20, move to the river parishes and the skys the limit and availability is slim. I'd say $20/ac is as cheap as you'll find almost anything in the river parishes.

I lease about 20,000 in NW LA (Bossier, DeSoto, & Sabine Parish) at $7.50/acre. I could lease all of it tomorrow for twice that amount.
