I'm in the market for a house and I would like to call upon the knowledge of this board for pitfalls that you have experienced and any advice you may have.

It's in Lafayette, FWIW.

Hire the most hated deal killing inspector (read that as good for the buyer).

The guy I have used in Baton Rouge is great. I just sold a house and the inspector that came for the buyer was a joke compared to the one I used.

Call a competing real estate agent and ask for the toughest, meanest inspector in South Louisiana.

Its going to cost you $400 or so, but it will get you $2000-$3000 in concessions or fixes easy.

just recently closed on my first house,

1) get a real estate agent, he will set shite up and make it all easier; can also give you some valuable info on the area

2) dont rush things, look everywhere

3) go by the comps in the area, agent should be able to get you all comps and history on pricing

4) once you find something and get an offer, headed to contract closing; always get an inspection...doesnt have to be inside and out but just a basic 400 dollar or so inspection to make sure things work and what repairs may be needed; then get those repairs done before closing

Get something with a pool. Economically it's probably a terrible idea, but we can have some wild parties when I'm in town.

Absolutely.

Look for cracks in the walls, inside and out. Look at the foundation carefully for cracks, also check around the foundation on the outside. Look in the attic, look at roof truss' are they cracked or starting to separate at the joints. Look for stains on the ceiling. Look at the roof...

Why not get a second opinion as well.

Lots of things to look for on just the physical side. Do some research on the Internet on other things to look for. These are just a few suggestions.

When in doubt, your probably right.

The advice about an inspector is sound.

Find a real estate agent that you are comfortable working with. There is a wide gulf between good ones and ones you should avoid.

Get pre approved. Not just by a loan officer but by a an underwriter. This will make a seller much more confident in taking your offer, and it will sped the process up by a couple of weeks once you do sign a purchase agreement.

Pretty safe as long as he stays in Lafayette, I wouldn't want to have to drive out to youngsville or Broussard every day though


My advice is to stick with older established neighborhoods, you will see much better return when you sell

I am familiar with the area. My search is absolutely cut off at ambassador and I does not go far past Verot.

ETA: or past downtown. #thuglife
