Would you purchase a house without an inspection

Looking at this house in the Irish channel, and the bones look good. All original finishings, roof new in 2007 and looks good, electrical panel new and looks good, no cracks in wall and foundation looks good. Minor termite damage in one area, but what NOLA house doesn't have termite damage. 'As is' is a powerful bargaining chip. What would you do before making an 'as is' offer?

No, because the person you sell it to will get one and you will get screwed, cough up a couple hundred and get it done by a reputable person

I would use it as a bargaining chip toget the guy to come off his price. He doesn't have to worry about going through the process of an inspection and buyer backing out. He is about 100k higher than the value of the house. In trying to get him to come down to reality.

AS-IS is pretty common. I'll insist on it anytime I sell a house. The reasons for it can be numerous, especially in older houses, and as long as disclosures are in order I don't think its anything to be afraid of.

Home inspectors seem to be hit or miss. I tend to think most of them are not competent. I'd rather do my own inspection.

A house? No.

But I bought a condo in a high-rise that way. There were 7 offers on the table (this was in 2003 in DC and the market was starting to get shite-hot). I figured all the major systems were in the building and not the unit, so why not?

Ten years later I'm still here, everything works fine and the value has doubled. And yes, it did make a difference, the seller had already moved to the West Coast and just wanted minimum hassle.

But under normal circumstances or for a house, get the inspection.

I would be more concerned about the price being $100K more than it should be. Curious to know how your negotiations go - let us know.

Bama has it right. NO WAY...in Louisiana you will likely waive your right to redhibition so if something is wrong with the property you will have no grounds to sue

It is likely around $300...do it.

No. But be aware that not all home inspectors were created equal.

On the roofing: Trust me on this, have someone who knows what they are doing look at the roof. Not all home inspectors understand how shingles are suppose to be installed. A lot of roofs were installed incorrectly after Katrina, and though they might look the part they could be one weird weather day away from failing.

Right.. that's the point to an as-is sale.

Of course, as-is doesn't mean they can conceal defects they know about and escape liability.

Umm NOOOO! And for goodness sake, have YOUR house appraised BEFORE you contact a real estate agent, or before trying to sell it on your own.

I'd offer to buy it as is, contingent on inspection. That way you can walk depending on inspection report and if you buy he doesn't have to do a bunch of shite. Win win.
