I've been having the same problem.
Land is becoming scarce. The good stuff is already taken and the places with any openings cost an arm and a leg.

I know folks charging a ton of money for land. Way more than what it's worth. Farm land that was once great and just hunted and shared by locals is 45 an acre and no more crops and its all planted in pines.
I predict the bottom dropping out soon ( wishful thinking probably).

I don't think it will. I don't see the popularity of hunting going down anytime soon. People are spending more and more money every year for less and less land.
Once the landowners figured out how much money they could make off of dirt they weren't using for anything otherwise, that was it.

Even the timber companies are getting in on the price hikes. They charge us $8 and acre for "premium" land and say they are gonna keep going up. I'm about to the point where I would rather just book a couple hunts a year out of state. I will hang in for my kids but when they are grown I may just do the paid hunts.

Well soon may be 10 to 20 years but when all these big spenders realize that just because they pay big money in the whole shooting match and still aren't knocking big ones down like Lee and Tiffany they will find a new fad.
What's funny is the price of land here is the price of buying land here I decreasing but the price to lease is increasing.

It's going to keep happening for a while until you start seeing land go unleased.
There's SOMEBODY out there willing to pay it and everybody knows it.

They find a new lease, and the next big spender scoops up the one they just left with grand imaginations of shooting huge arse deer, just like the other 10 groups before them who left disappointed.
That's why you don't see many big old clubs anymore. It's all people bouncing around from one section lease to another section, and spending a whole bunch of money doing it.

Take this site for example, posters post on here pictures of big deer plentiful ducks, etc on a lease. It is possible, in many cases trough the poster's history to find out where it is located. With that information they can head to the court house find the land owner and make and offer...
