The District - construction project on Perkins Road

If this is Germans, then the Search function blows because I tried.

Anyone know what the construction project on Perkins Road just east of Pollard Parkway is going to be? There is a new sign which simply states "The District" but doesn't have any other information.

This is between Pollard Parkway and Kenilworth. Not the new strip mall going up by Acme off of Acadian.

That won't make traffic worse at all.

re: The District - construction project on Perkins Road

You certain? I only ask because I know there was a zoning request granted for a major apartment complex but the drawings I saw had it across the railroad tracks on the North side of Perkins. This project is at the old gravel yard on the south side.

Not in any way saying that the zoning drawing I saw in the paper couldn't have been 100% wrong.

AND +1000 on the traffic issue. That is why I am dreading this. As it stands, you can't get from Kenilworth to Lee without 20 minutes of stop and go in the afternoons.

Never mind. Previous poster got me thinking and I Googled "Perkins Road Apartments" instead of "The District" and found it.

It is the complex that the paper showed being on the other side of Perkins by the railroad tracks.

LINK to Baton Rouge Business Report

Can't wait for another 500 people to be coming and going from that area. FML. Really can't wait until the "Upscale" complex gets their first Section 8 tenants.

Id rather see these developers build more townhomes rather than apartment complexes. Is the average income in br really that low?

Projected rent of $950 to $1,350 a month. Hardly stikes me as "High End". Like I said, how long before it becomes Section 8? That is my concern.

Sec 8 is a booming industry. As long as there exists neighborhoods that are decent, there will be Sec 8 waiting and ready to frick them up.

It's inevitable.

Based on the developer and contractor(brothers) previous performance there will multiple liens on the project before they finish the site work. At least this one isn't waiting on public money to get it going. This is just what BR needs more apartments. Who rents all these places, can they not get financed for a house, for what rent runs you could pay a small house note

Thats what I can't figure out. The amount of apartments in this town have exploded in the last 5 years or so.

This developer calling these "High End", and in turn having a projected rent of 950-1350 a month for a unit is a fricking joke.
