Buying a lot that used to be pasture/farm land question.

So getting closer in our home building process and have narrowed it down to a few lots, one is 3 acres of what used to be pasture land and it has that pasture( 
) grass on it (see pic below). My question is, what can you do to replace this? Seed? Way too much to lay sod. Do you leave it? Replace part of it?

Just mow the 'yard' area down to the correct height and you'll get better grass over time. Unless you want to sod.

Thanks Jimmy. I wasn't sure if I needed to supplement with seed. I'd love a huge St Augustine lawn, but you can't buy seeds for that, and sod would cost way too much for that area. It'll probably be a year before we build, so maybe I'll just start doing weekly maintenance on it.

If you want good st Augustine and have patience, you could always just sod a small amount around your house. It will spread pretty well.

If you have a tractor you can mow it, then disk it and then plant whatever you want. It won't be unreasonably expensive.

Another cheaper option that will take longer is to find someone with a good yard of St Augustine. Cut you some good plugs or runners and plant them throughout your yard spaced out evenly. Invest in a bunch of cheap sprinklers and water the hell out of them. Keep them moist, but don't flood them. It'll take you several years to get your yard right and you will have to continue to cut plugs from your own stand once it takes to speed it up. The more plugs you put, the faster it'll spread. St Augustine will take over from just about any trash grass if you keep it healthy and makes for a good looking yard.

Normal cuttings would do a lot of good. I'd start there, plus a weeding and then fertilizing in the Spring. See how that looks after a year and re-assess.

He would have to know and keep in mind where house will be placed, cause all of that AND alot more will be destroyed.

Buy some sod and just put plugs down throughout the yard. Won't take too long for them to spread all over the yard.

Time isn't really an issue. This will most likely be the last home we ever build/purchase. So I'd be willing to put in a few years of work. I just wasn't sure if St Augustine would take over like that. If all works out, I'll give it a shot.

Well hopefully we don't say that ha. But we'd stay in our current house if we had some space. Less than a quarter if an acre with neighbors 12' away just isn't cutting it anymore.

I live on 5 acres and bought a semi load (18 pallets?) of st. aug. after I prepared the ground around the house (disc, top soil, and leveled). It's cheaper by the truck load and they can spread the pallets out which saves much labor. You could start there and add more later. In 10 yrs the grass has spread way out taking over other grasses at the border.
I found that sprigs have a higher survival rate (deeper roots) and fill in pretty fast. Sprigging as much as you can afford around the house would be your best choice. In a few yrs you could have a lush lawn. Note city water use could be pretty expensive. We have a water well for irrigation and some years use lots of water.
Get a tractor with at least a 6 ft PTO mower and comfortable seat cause you'll be spending plenty of time on it.

Spray MSMA on it and you'll have bermuda. Would take a couple of applications and a couple of years.
