Okay. What should I buy then? I have a lot of grass to cut but don't want one too big because I do have to get into some smaller spaces.

Buy a lower end Hustler or Bad Boy (kind of a mix of commerical and residential)..they have 42" and 48" cuts, and you would be looking at about 3000-3500.

I hear Toro makes a decent residential mower.

I would go with a 42" or 48" Commercial grade mower if I were buying one today. I have a SnapperPRO 48" and it's great. I'm sure ExMark, Ferris, and other brands have a 42"/48" model as well.

Doesn't really matter. All the big brand will be about the same. On their residential lines, they will all run dual hydrostatic drives. It's basically whatever you want to spend.

What acreage is the line between a ZTR and a small tractor? Or what is the max acreage you'd want to realistically use a ZTR for?

Just make sure you get one with a welded deck. That will eliminate most of the wanna-be's.

I had a 2 acre piece of property and a 3 acre piece of property that I cut with a 48" Exmark. About 3 hours of cutting time.

It's not so much the acreage as it is the terrain. If it is an undeveloped piece of land or a field, a ZTR is going to catch hell cutting it.

If you have bumpy land and thick weeds/grass, get a tractor.
