How would you invest 25k?


I don't have a dime of debt other than my house (150k financed, 3.25% 30 yr)

I make 46k, wife makes 40k and we have our first child on the way in the fall.

I may be getting about 20 to 30k soon lump sum. Currently, we have $7,500 in a roth, wife has 1k in a traditional. Mid 20's.



I was thinking buying a rental, it's something that I'm interested in and would be an easy to fill being in a college town.

Thoughts?

Real Estate is a great idea. I'd recommend having something where the rent will cover (or come close to covering) the note.

Its really up to you man. If you ask here you might as well be asking on bogleheads bc they're gonna tell you to index it, and sure that's an awesome level of safety but it's ultimately your money and if you have the balls and desire why not go after your instincts and give a whirl at some company you feel has a shot at growing?

I personally don't index, never have, never will, not knocking those who do, but I'm a dividend growth investor, I seek out companies whose yield has grown annually over a certain amount of years. I use dividata.com to do my homework, and I suggest you do the same, buying SPY is so blah.

sure but as i have said many times before make sure you are getting at least 200 PCF from that not counting vacancies and maintenance. save at least 6 months of that cash flow for what i stated above per property.

What do you suggest? Don't you own a few pieces of real estate?

If anything, it would give my kid a place to live in college.
