Friend of mine. We did a base plus cost. I pay him a flat fee and he just subs out the build for me. I write all the checks.

He uses standard subs but he does bid out everything just to make sure we get the best deals possible. He's always checking around and staying ahead of the build. What you see in that picture is 6 days of work from form to roof.

standard subs is a very good sign for a few reasons:
They do good work, no need to change.
Good prices already again no need to change.
They do good work for builder for retaining business opposed to a one time contract.
Usually relationship with builder is everything.

Those roof ply boards have a silver thin ply of insulation on the back side of the board (attic side).
