Home warranty coverage including appliances..which is best

I recently was turned on to the warranties you can buy for around $60 mnth and it covers plumbing, electrical, air cond, aplliances.

If you have issues, you pay only the call fee (deductible) to the repair guy which is determined in the policy. $50-$100 range is most common.

Which companies do you guys have experience with and is best in Louisiana. (I'm leasing a second home and don't want to deal with any surprises)

I currently use republic, looks like it is set up the same as you have indicated. I have no complaints. It paid for itself for a couple of years when my ac went down

Someone recommended First American but they don't cover a Lafayette zip code the house is in

My mom used american home sheild when she was renting her house out. Seemed to work pretty well for her.

Put the money into a household repair account of your own and you'll come out ahead. I had AHS for several years and all I ever got was second-rate people who did half-arse jobs. The few times something major did go wrong they weaseled out of paying for the entire repair with a bunch of doubletalk. It's a scam, pure and simple.

Im thinking this as well. I just signed up with one, 45ish per month, $55 payment per incident. Gonna test it in 30 days after waiting period. I have a freezer that freezes water, ice, etc...but doesn't get cold enough to keep things like pop sickles and ice cream hard enough.

Have a tenant moving in on the 25th(June). If it works well where all i pay is the 55, I'll keep it and give her the number so I don't get bothered with small things.....she can call and pay $55 if she wants for all that crap. I'm a hands off kinda guy but I want part of my retirement in tact and kept up

old republic is the only provider that I know of that covers washer,dryer, refrigerator and even garage door openers under their entry level plan for about $419. thx.
I might be giving up my cover - worked for Ahs and they sucked and still suck.

We have Old Republic top of the line plan b/c the sellers included it when we bought our home. We finally had to use it about 2 weeks ago when it finally got hot enough here to use the A/C. It wasn't keeping the house cool at all. Called Old Republic and they sent out an A/C company the next day. Guy looked at it and said that there was absolutely no freon in the unit. He said there was a leak in the pipe. He had to call Old Republic to get approval to fix this, which meant he didn't fix the problem that day(a Thursday), but he could have come back out on Friday(I didn't want to be run late for work again so I asked if he could come out on the weekend, he said yes and came back on Sunday to fix). He replaced the pipe and filled the system with freon. This job alone probably would have cost more than 50% of what the sellers paid for the warranty. We had to pay him $55 for coming out.

He was a good guy and said they give a discount to the warranty company b/c they send them so much business. The A/C unit is over 20 years old, so we know it'll need replacing. We're just hoping it'll last through the summer so we can buy a new one in the winter, when there are way more discounts on new systems.

Will we renew the warranty next year? I don't know. I guess we'll have to look at cost/benefit for us.

I bought my house in July, and we got our warranty through First American.

If you ever need to use them be mindful of a few things:
1) Not every repair is 100% covered by the service fee. We had a slab leak that they only covered 50% of the repair.
2) Use them to fix as much stuff at once when they come out. If you think you might be having a problem with the shower, and you need them to fix a clogged sink let them know. That way you don't pay a second service fee a few months later.
3) Always negotiate additional repairs with the warranty company and not the contractor. My plumber tried to charge me for additional time that he said the warranty company wouldn't cover.
4) You can usually cash out for the repair if you want to use a different contractor. I had to do this when the first plumber tried to screw me when working on my slab leak. They sent me the max benefit, and allowed me to use the plumber of my choice.
