Landlords who keep increasing rent in a month to month lease.


Being paying rent to landlord timely monthly for 3 years...since my month to month lease started last year he has went up 100 bucks and now tells me it will 300 more starting Aug and people are lined up to rent it.....what is the point of having a lease if you can just jack the rent up whenever you feel like it?

That's the nature of month to month. Ask to enter into a year long lease.

So once it becomes month to month the old terms don't mean shit? Crappy deal for being loyal

I m 100% moving in July, just seems like you give some consideration to a well respected tenet.

I didn't forgo my lease, I signed a 2 year and in it it said after the conclusion it would turn into a month to month contract.....Ita not like I'm some Tom dick or Harry, I ve been his tenet for going on almost 3.5 years.....

That's bad business.

It's not bad business if he indeed has people lining up to rent at his increased price. Bad business would be him NOT jacking up the rent when he could. You need to get past the idea that you've been loyal and understand that this is his business, and if the market has gone up then he must take advantage.

This.

To the OP, you guaranteed the landlord a tenant for two years and he guaranteed you a place to live for two years.

If there is loyalty anywhere in this arrangement (there isn't BTW) you were both loyal to each other and now neither of you have any more obligations to each other. If you want a guaranteed rent amount you'll have to enter into a new lease.

Signing month to month is the opposite of loyalty to a landlord regardless of how long you stay.

It means you feel like you could possibly leave at any time.

You should sign for longer terms, 6 months at least.

Even without your particular landlord jacking up rates, you typically get it cheaper with longer terms.

You are month to month. If you want protection against rate increases sign up for a year instead.

As an aside, the last lease I entered into had a cap on how much the landlord could raise the rent once I went month to month. I think it was 15% per year. If its not in there it's definitely worth asking for.

A buddy that was looking hard for a place to rent in BR suggested I throw out the current tennants I have and raise the rent $300.

He said its just crazy right now with rent prices in nice areas close to campus.

I intend to let the lease run its course btw..

A month to month lease is like no lease at all.

If you've lived there for 3 years with no increase, I'm not surprised he could go up that much and get a renter easily.

i had a similar experience once

i had lived in the same apartment for 4 years and we were buying a house so i asked to do month to month for a couple of months until closing was done

she said, thats fine, but the rent is 100 more each month and i said that sounds fine

so the next month i added 100 bucks to my payment, and then paid the same the next month and she said i underpaid and hit me with a late fee

what i didnt understand is that each month it went up 100 bucks, not just 100 more per month than the original lease

this situation was different in that they had many vacant apartments, its not like they had someone lined up for mine

left a bad taste in my mouth for sure, i got the hell out as quick as we could

He's right. They continue to go up yearly. The CATS tax certainly bumped up rents a bit.

Its possible he wants you out so he can sell. There is no bad business here. Its month to month.
