Going to view a home, what questions to ask? Also lender recommendations

What are some common important questions to ask when viewing a home that you are interested in? Finally found a home in an area I have been wanting to live and supposed to go view it tomorrow afternoon. I am making a list of questions to ask but never having done this before I was wondering what would need to be covered.

I was planning on starting the process of buying a home within the next year, but this one popped up in the right area at the right price so I am having to speed up things. What lenders in the Hammond/Baton Rouge area would be recommended, or where should I look?

How old is the roof and a/c?
Ever have any termite issues?

Age of Roof
Age of AC
Flood Insurance needed
Monthly Utilities
Property tax cost
Is it under termite contract

Look at the foundation and floors real close. Look for fissures... signs of the foundation being compromised.

Look at the walls and ceiling real close. Look for signs of cracks, fresh paint, putty...

Go outside and look at the foundation and walls, look for cracks and similar looking things.

I am going to check it out and then decide if this is worth jumping on. It is at the very top end of my budget.

Age of roof and Ac. Is flood insurance required? Electrical company? Also def get an inspection before buying, they will more than likely find things that can help you in the negotiating process. Good luck.

SO far my list of questions is:
Year Built?
Major renovations?
estimated monthly utilities?
roof replaced/age of roof?
age of AC?
Flood Ins.?
Propert tax?
Termite contract/issues?

All of that should be answered by the sellers in the Louisiana Property Condition Disclosure Form. You are given a copy to read and sign when making an offer.

If you LOVE the property, and want to make an offer, make it contingent upon inspection. And find the most anal retentive inspector in you area. If they are good at their job, they will find things you would never dream to look for. You are not trained or educated to look for certain things that they are. Its the best few hundred bucks you can possibly spend in your situation.

Don't take the realtors advice on the inspector either. The realtor will want it as clean as possible to make the sale. Find someone you know that deals alot with real estate and find out who the hard arse inspector is.

Going to view at 5pm today. Property has been on the market for 3 days now and it has an offer on it already.

Ask about flooding. Can't believe nobody has mentioned that yet.
