We looked into it pretty hard several times and the numbers just never worked. Only way we could begin to justify it was if we personally wanted to use it several times a summer.

What this guy said. I've run the numbers every way they can be run, and the above is the same conclusion that I came to.

I would definitely use it at least half a dozen times throughout the year.

I guess I'll put an inquiry in to the one I was looking at to review the rental history.

Isn't the possibility of it blowing away every few years due to hurricanes a concern? That in itself seems like a whole lot of trouble.

Do a little more research. This really isn't an issue.

I just received some info..

~$450/mo for HOA fees/insurance
~$1300/year property taxes

The only thing the HOA does not cover is the power bill for the unit.

The current unit wasn't a rental property so they are pulling a rental history for a comparable unit for me.

So far, it doesn't look that bad. If I could get a decent management firm, it looks like I could cover my costs..

Does anyone know what management firms charge %wise?

..or is it a flat rate?
