Realtors- Restrictions for renting house in Baton Rouge for unrelated females

Two female friends and I are looking to rent a single family home in Baton Rouge. We have looked at a few that were shown to us by owners and realtors

I have heard twice now just from two people over the phone (one with a real estate company and one home owner) that no more than 2 unrelated females can rent a house due to some law in Baton Rouge... does anyone know if this is true or people are just hesitant? We have looked at several houses and gone through the process and never had anything mentioned to us in person.

It sounds a little bizarre to me that this would be a real restriction in a college town. Is this just in city limits if it is in fact a law?

Here in Nashville there is a "brothel" rule surrounding this. I think it is more than 6 in one residence.

It isn't a female rule. Just more than two unrelated people living in a house that isn't owned by one of the occupants is technically against EBR ordinances.

Sounds stupid. Why not just get one person to lease the whole thing then have the roommates sublease from you (if subleases are allowed).

It's inhabitants, not lessees.

Bout 10-15 years ago a bunch of neighborhood people near campus got pissed at the college kids renting and throwing parties so the Metro Council put this in...

It isn't enforced unless you're causing trouble. But the fines are to the lessors so some aren't about it.

Thanks - I guess that makes sense as to why I keep hearing it. I'll just keep looking and hopefully no one else mentions it and shuts us out of a good place.

This is why I made my suggestion. If it isn't enforced but the owners won't lease to them because of the rule, that's a loop you could use.

The owners are still going to want to know how many people are living in the house...and they can still come by or have neighbors report.

Like I said, the fine is not attributed to the renters, but the property owner. Those in EBR that are asking up front have had issues in the past, likely because they rented to some college kids and were reported by the neighbors.

These types of ordinances are not uncommon in college towns. The big issue behind them is on street parking. Say you have 4 people renting a house, each has a car, then they have friends over, now you have 8 cars at house with parking for maybe 3, so they start parking in the street and blocking traffic, and irritating the surrounding home owners.
