need some figures from farmers


i inherited 200 acres of rice/soybean land and i would like a ballpark figure of how much money i should make on rice if i collect 25% of yield from the farmer that will farm my land.

just an estimate please.

If all I had was 200 acres, I wouldn't do a percentage because of market volatility.

But if that's what you want to do, take the yield history on the place, multiply it by whatever the September or November 2013 price, multiply by whatever percentage you think you want. That will give you an idea.

I've got a guy planting 150 acres in soybeans for me this year. I'm paying him a management fee up front and giving him a percentage of the profit..lower due to the guaranteed mgmt fee I'm providing.

Just get him to pay you cash rent.
100-125$ /acre is fair.

I'm not up to speed on rice yields but with beans you can burn up and not make shite or if watered you can make 40-50 plus yield.
200 acres x 40 bushel is 8k
25% of 8k is 2k
2k bushels x 12$ = 24,000.
Lots of assumptions there.

Do the cash rent if your farmer will agree.
Guaranteed money.

Seems like a lot an acre..if you can get that it would be a no brainer..but that's a big gamble for that farmer

Not really.
100 plus is the norm.

That's assuming this farm is productive and not a gar hole.

i was just asking for a general figure. i know that the market has alot of variables. but, am i looking at 5000.00 or more like 15,000?

If you just rent it out for $100/acre, which is fairly cheap, you're looking at $20,000. This isn't rocket science, man. You're begging for a headache if you're renting out 200 acres of sub par (just an assumption since you say it's rice and bean land) land for a percentage.

Yea dont go percentage on rice and beans. If there is rice, beans will break even over the long haul. And rice ain't so hot on the market right now.

You would end up with roughly 7,000 dry barrels of rice. Price of rice is say $24 bucks. Minus drying etc. you end up with $21 bucks a bbl. That would give you $36,750

I have family that owns land that is leased out to rice farmers and duck hunters. Land is for farming and the built in ground blinds are leased out for $2,000 to $5,000 depending on size of the blind. Hunters have access to the blinds and are allowed to hunt mornings within a certain time range.
