First Time Home Buyer Books

The wife and I will be purchasing our first home in four months. I was wondering if any of the MT gurus could suggest a few good reads to help us navigate the market and get through the process. We have targeted a couple parts of BR, Ascension, and Zachary.

I don't think you need to read a book to buy a house. Look at what the people paid for the house, see what the assessed value is currently, check zillow/trulia, get an inspection (although they are going to miss stuff), and make sure it's in area that you want to live ie school district, proximity, etc.

this is what you hire a realtor for....instead of reading mindless books, do your homework (ie ask around for referrals) for damn good realtors. There are 8 bad ones for every 1 good one so make sure you trust them.
Tell them what you are looking for, geography etc etc and then let them work for you. That's what they are paid for (by the seller).

If you're not buying for 4 months, the FHA guidelines for PMI will change before then, requiring PMI for the life of the loan. If possible, go USDA Rural Development or Conventional.

VA is by far the best loan available. 100% loan and if you have a service related disability you can get out of paying the VA funding fee.
It is a good idea to go ahead of the game and get pre approved. Have the underwriter, not the loan officer, go over your file. If there is something that you need to address, you have a few months to get it in order. Also, if you are pre approved, once you find the home you want to buy, you will be able to close on it much sooner.
Ask any questions you may have on here, I will be happy to help in anyway I can.

Clark Howard has a book about home buying. That should be all you need.
