surveys of farm land

I'm buying some farm land and a survey has not been done in a long time. Who is responsible for the survey payment? Buyer of seller? Land is in MS..thanks

fair enough, bought two previous tracts and never had to do this..just wondering as seemed in order to sell your land a survey would already be in hand..thanks

if its really old family land its not shocking...
try the courthouse... the owner might not have anything but the courthouse might.

IMO it should be the seller with buyer re-paying at time of sale. The reason I say this is if you pay for the survey and the deal falls through you just completely wasted your $ on the survey. If the seller pays and it falls through they can offer it with the land to the next buyer. That is the way I have always worked surveys on land purchases. However in todays buyers market nothing would surprise me.

It is best to make sure the survey is up to date. Old places that were surveyed back in the 1950's and early always would mark the place with a + or - X amonut of ac's. When I had my place surveyed, I came up short about 15 ac's out of 378 ac's.
