Isaac Insurance Claims: Insurance Inspector

Unfortunatrly after becoming the owner of a condo in Nola, my roof sprung a leak that caused parts of it to cave in.

I did everything I could to minimize and prevent water damage, but the carpet is obviously done.

What should I expect from the insurance inspector? Him to be a raging a hole trying to protect corporate profit?

And what should I be doing to ensure I get the most out of my insurance policy? Be tight lipped and honest?

no telling when an adjuster will get there.

- if you intend on doing something before he gets there then take photos of everything, from multiple angles.
- then do the best you can to preserve what property isn't destroyed.
- if you consider it unlivable, then get a hotel and save the receipts.
- when you speak with the adjuster find out when he is coming. if it's in a few days then ask him if you can have someone start cleaning up (i.e. ripping carpet up. or if salvageable then call Servpro/Service Masters, or a similar cleaning company.)
- if you don't hear from an adjuster within a couple days then start having the mess cleared up and save all receipts.

Thank you for the reply. It's not completely un livable, but there is rat shite from the cieling that fell on to the carpets. I left the tarp out that I put down in attempt to catch the water and the sheet rock that fell. It's beginning to smell but I want to get out of Nola to BR

He is coming first thing Monday morning, should I make an effort to clean up? (well kind of hard to do without power)

I fortunately video taped the room pre hurricane and have an inspection report that was done a month again stating the roof was in fine condition. But my video doesn't show the cielings in detail more so my belongings

It will be fine, don't worry. The claim might be delayed because the adjuster will have to get a copy of the Condo policy to know what is covered under the condo portion vs your policies portion. After the adjuster gives you an estimate get estimates from people to do the repairs compare the two. Are they comparing apples to apples? If the contractor wants to work off the insurance estimate just run with it, as long as you checked his references and want to use him. If there is additional damage or price discrepancies open a supplement to address that. Save pics and invoices. If the adjuster comes out and says he is going to give you a dollar, just say ok, let him do his work and open a supplement to address your concerns…

I'm guessing most contractors would love to do that cause it's no out of pocket for you and garuanteed money for them.

Im hoping to put down wood floor instead of carpet

They don't care you just have to pay the upcharge...

ETA- come to an agreement on price for like kind and quality repairs and then add on the difference in flooring...

Gotcha so get the estimates for comparable carpet replacement and then insurance will hopefully pay that and I'll have to fork out the cash for the upgrade?

Should I mention wanting to upgrade to the inspector?

Yep, that way if there is a pricing difference you can show insurance that it is a like kind and quality repair.

I really hope not. Obviously this is going to cost a least a few grand in deductibles. I'm hoping they don't try and argue with me too much about the carpet. I probably went above and beyond to try and salvage it and prevent further damage. But the rat shite in the carpet is a health hazard.

Insurance is there for YOU to pay, not them! They want the "premium" a nice way of saying monthly bill. They won't pay out, it costs them money!
