Detached Garage - cost help

We are currently designing / quoting a semi-detached 3 car garage (~ 22' x 40') with back patio and outdoor kitchen (sans appliances). The quotes we have recieved have been all over the place. Slab, wood frame (not drywalled), metal roof, hardy plank....

What is the going rate for such construction? Any pointers on how to reduce costs. Is brick cheaper than hardy plank?

You mean free standing, but have a walkway attached to the home?

ETA, you thinking something like this?

Yes, there will be a walk/breeze way attached to the home and then the garage will begin.

I'm not certain on the going rate... But I would say $60,880. Hope that helps...& sorry I can't draw it in AutoCAD on my IPad.

Your quotes are probably all over the place because each contractor is writing an estimate based to a degree on their interpretation of what you want. Go to a draftsman and get a set of plans done. Compare apples to apples...

Hardiplank would definitely be cheaper. I would go with brick. It costs more, but looks alot better and less to maintain.

Need much more information, such as mechanical requirements, plumbing, ventilation, finish & trim out.

What is the elevation relative to the rest of the house/yard. Driveway tie-in, etc.

Like others have said, get a draftsman involved and lay out some basic specifications so you are looking at apples to apples.

No, just the opposite. Brick is much more expensive. That's why cheap spec houses have hardy plank vs brick.
