Home Warranty Question - Should I Renew?

I bought a townhouse in Metairie last summer when I moved down here for law school. The seller's agent purchased a home warranty for me and it expires in about a month. Costs about $600 to keep it and I haven't used it in the past year. Should I renew it or just hope nothing breaks while I am living here?

I have 3 central air units in my house. One went out 3 weeks ago and had to have someone come work on it. Another went out yesterday and we are waiting on someone to come work on it. It's a risk for sure if you're thinking about not keeping it. You could get lucky or you could get screwed!

Just trying to figure out what the better move is. I know if something goes wrong it could be a huge plus as far as saving me money. But to renew for next 2 or 3 years while in school I am looking at $1,200 to $1,800 in warranties so would need something big to break to make it worth my wild. Unless I am underestimating the cost of repairs around the house, which I could be as a first time home owner.

It sounds good on paper but when something major happens plan on paying a hefty sum out of pocket plus having the aggravation of arguing with the warranty company. I finally dropped it a few years ago and now pay to get it done right when something breaks.

You could get screwed with Home Warranty too. I had two separate homes' AC go out two summers ago. Both were covered by different Home Warranties. One covered minimal - excuses about new laws and obsolescent freon standards - cost me several thousand out of pocket. The other replaced the condenser with an inferior, noisy piece of crap. You have no choice if this meets specs. Arguing with these people is beyond my patience level. Have fun reading their contracts.
