I'm very interested in how this casino will effect the real estate value of the gardere area. With construction due to be finished by the end of 2011 the construction crews will need somewhere to live. Then the casino employees should take over from there. It would really be nice if that area was cleaned up. Anyone currently own any rental property in this area?

This should be interesting, as the casino industry usually cleans up the area they are in, not sure if that will happen with gardere or if they will just make bluebonnet the safe passage way

The area has turned around a little bit in the last 10 years I've been working around here. I used to hear horror stories of bodies on GSRI but now that the sheriff substation is at the corner of Gardere/Burbank, I don't see as much shenanigans going on. The sheriff office coupled with the development may be enough positive momentum to create a lasting change.

Believe it or not, when they first built it up in the 80's it was a pretty nice area. My brother and some of his fraternity brothers lived back there. The whole area was filled with Greeks and some professors lived on the other side of Gardere.

It turned quickly. By the time I got to LSU it was a zoo. No student in their right mind lived back there.
