Thoughts on Raccourci Island

I'd like to know more about Rac,where we have a camp. I know the basics of over 40,000 cares, a 12 mile oxbow lake, amazing hunting and all of that good stuff. I know there are private (and pricey $$) hunting clubs there. I have been there often in my years here.
I am looking for such things as:
Who hunts there, are hunting camp memberships hard to come but, are they expensive?
Is there ever land there valuable for purchase or is it passed from owner to their family?
Any cool stories of adventures there?
Is the hunting there exceptionally good and what have you caught? (Deer, hogs, alligators, squirrel, etc).
Would you buy into buying land there or join a climb there.
I'm doing research and trying to assess the land value and a way to make fair use of it to for family who has interests in ownership of it. I would also like to do a write up on it as a public interest piece.

here is some land for sale there...pretty pricey..

based on an old thread on the OB, hunting club memberships there are about $1300 per year, but do come up from time to time. apparently, hunting is very good, but the deer herd is periodically wiped out by flooding...

Wow, over half a mill for =/- . No wonder the family is divided on what to do with it, It is family and and family code says that they land goes to the one/ones who will live on it and will pass it down in the family to stay family land. However that person would have to buy the others out and half a mil is pricey.
Granted, due to the yearly flood water, it is a bit unlivable in spring. We can put the camp up on pylons or build a base of large Styrofoam block so it floats each year. Electricity may also be a challenge.
We could easily sell it but it is family land with many memories and we want the land to be for the generations that cone after us.
We could possibly rent it out in weekends or for a season. We could also put it into a trust that protects it.
We are discussing many options and would appreciate any input on the possibilities and the pros and cons with each.

I have hunted out there a few times. It's pretty badass got on the mallards pretty good.
When I went the guy I stayed with had a camp on Old River and drove to his lease in the morning, which was about a 10 minute drive

I really like that you all are thinking of this...far too often, these types of things just boil down to dollars. frankly, as soon as the property falls into the hands of someone who doesn't want to live in the area, the danger exists that they just sell it to the highest bidder...
do keep in mind, that the link I provided is not an appraisal, but just a listed price...it may never sell for that....
if none of you want to live on or use the property, you could always lease it out to a hunting club...there are some pretty pricey ones in the area that would probably love to have it in their club....they would also have to provide insurance and pay the taxes...

I really would like to see it be put to a better use than just sitting there with only family using it. I have considered idea like people signing up for weekend or week to "unplug from the world.
I could see families sending time there ( not during uniting season) as a way to reconnect and enjoy the beauty of there.
A marriage type encounter here the spouses spend time away from everyone and rely on each other and work together.
It way be a perfect for place for "wounded warriors" t find a place as they re-enter life. Whether alone or in groups it could be very conducive to them bonded, opening up and finding new friends who they can relate to.
A camp for fathers/young son to spend time together.
So may possibilities about I have such a hard time desiding which way yo go with it.

since it is in a really good hunting area and your interests are in the philanthropic arena, why not get a group of folks together to give guided hunts free of charge to underpriveledged or special needs kids or even to wounded warriors?....
I know of folks who do such things here in MS and they get a whole lot of fulfillment out of it...
