Purchasing House With Septic Tank

I'm looking at purchasing a house with a septic tank and am not familiar with them at all. Anything I should know about them or worry about?

What's the difference between a septic tank and a modad? What is the average cost to replace a septic tank if it is found to be in poor condition?

The house has an existing septic tank, the goal is to not buy another one if this one is adequate.

Need to pull the lid (if cement) and check the inside of the tank.

If the house is raised, nothing really to worry about. Even if it fails, it usually won't back up into your house and would cost 4-6k to replace with a modern system. The one at my current house is 40+ years old and we have no issues with it and II never even treat it with septic system cleaner (which you should do).

If it's in Louisiana, you're not "suppose" to sell a house with a septic tank. It's not suppose to pass inspecting with a septic tank. It was part of a push a while back by the state to phase out septic tanks and replace with modads.

a septic tank is simply an underground settling basin...solids settle out in the tank and the liquids run out into field lines stretched out across the yard....

a wastewater treatment system is basically a septic system with an air pump (modad) that pumps air into the tank to force further breakdown of the solids...

you have to pump both out when they get full...

installation of septic systems is no longer allowed, so anytime one needs work, you have to install a wastewater treatment system...

I know for a fact this system has a compressor because the property disclosure says it was changed recently. Does that mean this is an acceptable system in Louisiana?

can't tell without someone who knows the business looking at it, but it sounds legal...

ETA: do you see anything sticking above ground that looks like it provides access to the tank?...that is a pretty good indicator of a more modern system...

I don't recall but I wasn't really looking for that at the time. I do remember seeing some sort of "outhouse" looking structure near the shop in the back that I wasn't sure what it was...not sure if this had anything to do with it.

nah...this would be either a 4" PVC pipe sticking up or a manhole type cover that is about a foot and a half in diameter...also, not likely to be very far from the house...

Your basic system is a box with field lines. Being 8 years old, you are good. Mine was installed in '62. Advanced systems can run 20-30k.

Mine is 40 years old no problems.. Hit it with septic treatment about twice a year...

With a compressor, you might have a treatment plant. A new system, Modad here cost $3800 installed. You need to ask the owners what is installed.

The current owners can't legally sell if it doesn't have a modad. They would have to have it changed out. I moved from a house that had sewage to one with a modad. I was told to get rid of the garbage disposal because they can clog up the lines if you aren't careful what you put down it.

ETA: Also, I believe modad's are required to have a service contract where the company will come inspect it every 6 months...not sure anyone actually does that though.

You will not be able to turn the electricity over to your name without having the sewage system inspected by a DHH official in your parish. It's typically the last inspection before flipping the power switch. It's best to call the DHH office in whatever parish you are in, they have the final say and opinions vary from parish to parish.
