Looking to Buy Land

I'm looking to purchase about 10 acres of land that has a pond around Tangipahoa/St Helena parish. I've checked every website like landwatch.com but wasn't able to find much. Anyone more experienced in buying land that could give me some advice?

Call a realtor in the area, maybe ask for one that specializes in rural tracts?

There's a good chance you'll find something that small on an the MLS listing.
Contact an agent in the area and tell them what you are looking for. Tell them you'll let them write the offer and a good agent will dig you something up to make that side of the commission. He'll represent you and not the seller.

Ive gotta bud that has some on Hwy 1046, Amite.
Do you want pond, or ditch/canal ? Cleared or not ? His is mostly open and has cattle.
