Not sure but Zillow estimated my house to be 20,000 more than what I paid for

I'm in the same boat. Values are all over the place here due to the 2016 flood. I think I'll wait until that settles down.

Just checked and my zillow is 3% lower than an appraisal done 2 months ago

We had 3 appraisals done last month. 1 was $5k over the Zillow estimate, and the other 2 were $15k under the estimate.

It's all over the board. I look at my current house every month or two just to see and it's nothing for it to jump up 15% and then down 20% and then up again 30% month to month. The housing prices in my areas have been moving up quickly and Zillow is really struggling to calibrate. Of course my area is a big mix of old 2/3 BR houses that are being sold as tear downs just for the lot and then huge 6 BR new homes so the price/sq ft is all over the place right now. In a neighborhood like that Zillow estimates are useless.

Zillow is offering a million dollars to anyone who can make their Zestimate tool more accurate. My opinion is if it were any good, they would not offer someone a million dollars to improve it.

Isn't there some kind of suit against them for the major discrepancies in their Zestimate? I thought I had seen a realtor I know post an article. Maybe it was just a controversial topic.

My Zestimate is $643,176. Thats about $170,000 higher than the 2 appraisals that I've had done in the past 6 months.

Zillow estimate is higher than actual estimate done. By about 10-20k.

I once had a client selling a home that Zillow estimated at $229,000.

We sold it for $545,000.

Zillow gave 50k lower than my appraisal and final sale price on recent sale in June.

in BR you get an additional 20k if your home did not flood last year because that proves your home will never ever flood

Yeah. It looks pretty low for my house. We purchased it 13 years ago so the information Zillow has on the house is old. A neighbor sold a house 1400 sq ft smaller and on a half acre instead of an acre for $800k and that's about what Zillow is putting my house at. Yeah...no.

Zillow is way low on my home value. Not many homes in my subdivision go on the market, maybe that's why. It's as if it doesn't actually know the square footage of my home.

They average everything in an area and don't desperate subdivisions, so if you live in a neighborhood that is nicer than the one next to it it will be low, or visa versa

Zillow is very inconsistent in my opinion. While they were in the ballpark of some houses we were looking at, they were nearly $50k low on the house we sold for $170k 3 years ago.
