Woodridge subdivision

Liked a house in Woodridge Subdivision right on quail grove ave. With the I-10 and Pecue interchange gaining momentum what will be the future of this sub division? Part of Briarlake to which the woodridge subdivision is attached is already surrounded by car dealerships and new ones could be coming in the empty space behind the quail grove. The other option is a house in Univ Club subdivision with manchec bayou 40 to 50 feet behind the house. What do you suggest?

I don't like the vibe I get from Woodridge. 390k houses stacked up against each other with zero lot and parking. Way overpriced and ugly too.

Sister built a house there a few years ago. The houses were nice and the neighborhood at that time seemed to be ok. But like the previous posts, to much for the lot size. I wouldn't buy there for that fact alone.

I suggest you ask the neighbors how high the flooding got earlier this year when there was record flooding!

Know people who reside there. It's a good location and neighborhood but I wouldn't buy due to being stacked on top of neighbor's for that price. Plus, they now allow renting in that neighborhood and it's definitely declining.

Thugs with dreds and gold teeth are seen in both areas. Approach any decision with caution.

And yeah, houses are way overpriced there.

It doesn't flood there at bayou manchac that close to the Mississippi River. It's closed off to the Mississippi River. The only water there is backwash from the amite. It's dry most of the time.

The Abbey (Church) in Covington is dry most of the time also. In March it went under several feet of water costing $3 million.

Flooding only has to happen once to destroy all your personal belongings and memories. These can not be replaced.

Don't know much by about this particular neighborhood, but I have to say lot size turned out to be not a big deal for me. I had a fairly large corner lot at my old house. When I moved, I was worried about being on top of other houses, but really liked the area, so we went with it. Never had an issue with the lot being too small. I do havery immediate access to parks and walking paths, so maybe that helps. But I've never felt cramped. And I grew up on several acres. I get that it's "nice", but if you're already in a subdivision, I think lot size is overrated.

Id say university club out of those two

There's a few houses in Five Oaks Estates near me that look nice

I assume you are looking at a house on Rue D Orleans? If so, then the size of the yard there may be very comparable to the size of the yard in Woodridge. So, I don't believe that will be the deciding factor.

Woodridge scares me because of the number of houses for sale in there and doing the math, they are lower than other areas with similar houses. U Club seems like a safer bet to me. It all comes down to the question...do you want to make that drive to U Club every day?

It's an extremely low risk area for flooding. Any place can flood though if a certain set of conditions are met.

5 years from now, your neighbors will have 5+ cars parked out front, in the street. 4 of the 5 will be full size SUVs on 32 inch wheels and limo blacked out windows.

I live in Woodridge and like the neighborhood. The previous owners moved down the street into a bigger house. They have people walking and children outside playing all the time. I don't feel like I'm on top of my neighbors. HOA recently installed security cameras at the entrance and they have a sheriff patrol periodically.

The highest recorded flood is 2.5 feet above the flood stage in March 2016. Ask the neighbors how high it got in March and add 2.5 feet to it to see if your prospective house is safe.
