What's the going rate for custom house plans?

What are architects charging these days? Is it per sq ft?

About $1.00-$1.25 per square foot.

It depends on how much the designer includes.
I know some architects who create a 3D render of the entire house so you can see it visually. It saves you a shitload of on the fly changes during the build which saves you more money in the end. Those guys charge $3-$5/sq ft.
Standard custom 2D plans are $1-$2/sq ft.

Wife and I saw a guy in Mandeville. He was $1.50 sq ft under beam for design and an additional $3 sq ft for construction docs. This was for an architect, not house designer.

$1.25 sqft for customizing an existing plan. $2.50 sqft for start from scratch plans. Also keep in mind the sqft is total and not living sqft.

Knowing CAD and knowing what to do to get plans through permit review is a pretty big leap.
And some of the numbers listed above are laughable... through I'm sure one could pay that much if they wanted to.

somewhere a bit over $1 per total foot is right on point. Also, use a good one, very important you got good plans for the whole building a house thing.

Yeah, I don't know anyone paying $3 for house plans.
All these guys have an assistant that does the CAD stuff for them anyway.
OP, I would look to a younger guy. Find a house/style you like and find out who drew it and go to him.
Then, find an excellent contractor and framer that can fix all the architect's eff-ups.

This is a good number for a reputable home designer. Architects will be double this.

That price includes stamped drawings by a registered licensed architect
