wall SF not floor SF...big difference
and thats ready to receive rock...no nails/screws in the studs, bottom plates cleaned out, etc

I had to go back and fold the brick shelf flashing down to dry out. I didn't cut it but I've seen people cutting it out but I'm betting a lot of people aren't even thinking about the moisture behind it.

I'm talking about the black flashing that comes about 8" up the wood studs behind the masonry.

$1k for about 400 sqft of wall is a decent price? This is without materials, so about $2.50 for labor?

They are prepped and ready to go

I'm building a house in the flooded area. The same guy that charged me 40 cents per SF of drywall to do my whole house a few months ago wants $2.50 per SF of living area to install and float 4' of drywall.

Now, the 40 cents included installing, floating, texturing and all the material except the drywall. That was a hell of a price to me. Now it just seems they're all jacking their prices up for supply and demand purposes.

I got a quote today for 1.10 sq ft for rock, hung, taped and mud.

Contractor here.

Normal price for labor for brand new construction is 0.38-0.45/sf in the BR area. This is for sf of actual sheetrock, not for sf of home. It's also for hang, float, & texture with all material aside from the actual rock included.

My guys I have been using for years quoted me 2.25/sf for restoration work. But new construction price is remaining the same for me. Yes, the demand is higher, but also the amount of work they have to do is less. It's kind of an economy of scale type deal. In a new home, they're getting 8-12' of wall plus the ceilings. Here they're only getting 4' of wall in most cases. Yet they still have to make the same amount of trips out to hang, then to tape and mud, then to sand and re-mud, then to sand and texture.
