What are the OTs thoughts on Broadmoor Sherwood Forest area

There are some nice homes and good values in that area. Do you think these areas will come back or continue to slide?

it will come back. many of these were big beautiful homes that had run down. Now they are all getting brand new appliances, paint, and flooring.

i wouldn't wish for anyone to have to drive on sherwood forest much less live around there

There is a 0 percent chance of this happening. Pre-flood there were over 150 homes for sale with double the "normal" inventory. It will continue to slowly depreciate in value.

There are many houses there that were home to senior citizens who have decided they just don't have the energy to rebuild. There will be more than a few of those gutted homes selling for $60k-$70k (I can think of a couple right now that you have to sign a release just go go into so you can't sue the current owners if you get sick due to possible mold infection while checking out the place). Some may be bought by flippers but with the crime moving down from across Florida already I don't see many flippers making the $200k/house profit they will be hoping for (more like $50k-$100k).

While there is still a good bit of commerce in the area, most of the people who would have bought those homes in the past are south of Highland or out in Prairieville.

Broadmoor never went anywhere to come back from, nor is it "sliding". The pace of home sales in the neighborhood has increased over the past 3 years.

Trending downward. Sherwood Forest homes are going for less than $90 a sq/ft. What does that indicate?

You would be better off just lighting that money on fire than buying a house in Sherwood fricking Forest. That whole area is about to be Bogan Walk - East.

Its proximity to Florida Blvd and Flannery Rd doesn't really help. Have you driven down Flannery from Old Hammond Hwy to Florida Blvd lately?
