I see the house prices are very affordable. Anyone live around there?

What are the demographics like? Any issues? I'm looking at a nice house in the area (Off Drusilla Dr.)

Older ranch style homes similar to Sherwood Forest and Goodwood. Would not advise....

Like most of Baton Rouge, it's not what it once was.

The houses on the dead president blocks are affordable as well.

Why exactly would you not advise? Because of the people there? Or just because of the older homes?

Well, of course. That's why I'm asking about demographics/crime. If you'd compare it to an area like North of LSU, then that's all I need to hear.

Check the flood maps! Houses have flooded in Westminster before.

Other than that crime is about the same as other neighborhoods like it..

Haha, just hop across that river there and I'm at work! That was kind of what I was thinking, but I've never really driven through that neighborhood. The low prices are simultaneously appealing and worrying at the same time, haha.

It's a good area. The prices are low because the houses are dated, not because of crime or poor location. It's mostly middle class whites with a few Vietnamese thrown in.

Good call, it does look like (with a lot of Baton Rouge), it's in flood zone AE.

But what does that mean? What neighborhoods are like it? Oak hills? Or crappier neighborhoods in north BR?

This is exactly what I was looking for. Figured maybe I could throw a little money at it and update the house for under $50k. It's a huge house with lots of entertaining space. Looks like the neighborhood is well kept with sidewalks and all.

Don't listen to him, he's just being a dick. Flooding is a legitimate concern in some parts of Westminster, but demographics are not and neither is crime.

The issue with that neighborhood is dated homes from the 70's and 80's that most people don't like the look of. They're not as nice as Tara. Most homes bought in that neighborhood will likely need a fair amount of investment to get them up to date.

Westminster and Jefferson Terrace have both maintained their value and are nice neighborhoods for families. I mention these two because they both have access to 1-10 and 1-12 and are perfectly located.

Remember to factor flood insurance into your analysis of costs. My sister in law lives there and she is always complaining about the rates going up.

Sev...just moved in April. We've had a few breakins lately but we pay for a little extra patrol from the Sheriff's dept and they have started putting extra patrol and non marked patrols lately. Demographics is nice. Good mixture. Many older people live there and lots of new young couples coming in. I'm not sure about the flood zones. We moved in from Ascension and we pay MUCH LESS in flood insurance here than we did there. Which house are you looking at if you don't me asking?
