Some Home Renovation Questions

Friend is looking to buy a home that was totally renovated upstairs, but the downstairs is largely just down to the frame at this point. Wiring and plumbing is finished to that extent, and I don't anticipate any subflooring work.

Let's say it is 800 square feet. What would she be looking at for insulation, sheetrock and basic flooring for a space that size? A wide range is perfectly ok if helpful.

Essentially, there is a lot of room for negotiation and I'm trying to help her get an idea of what it would cost to get going on the renovations downstairs if it was purchased in the present state. She'd clearly get some actual numbers if this inquiry gets serious, but I was hoping I could give her a rough ballpark that might help in thinking about the $$$.

Is there a bathroom downstairs? it's going to depend alot on the type of materials she wants to install, especially in the kitchen. are you talking bare minimum with builder grade finishes?

If I am negotiating, I am claiming $125/ft to finish that out.

There is a bathroom, toilet and shower are in there (probably leftover from the strip down). No kitchen downstairs. It's essentially a large den area, hallway, bathroom, large closet/small bedroom, and an entry way room to the back (office, maybe).

And yes, builder grade to large extent.

100K? thats way too high if there's no kitchen.

Assumed a kitchen.

You could do this for under thirty grand, assuming no hvac, water heater, electrical panel, etc...

Agreed. Just make sure that the existing plumbing and electrical downstairs are up to code and that there are no existing issues.
