Not sure about Zee Zee Gardens, but the honest answer for Chelsea's is that the lease was up and the owner wanted to get out of the food/music side of the business.

Chelseas was/is such a shitty place. Shitty venue, shitty workers, shitty food. Just a true shithole, and I've gone to at least 30 shows there over the past 7 years.
ZeeZees was a nice, low key bar and where I would normally go before/after a show at Chelseas. I can understand them closign though, since there was usually very few people there.

Because when you opened the door to ZeeZee's, an entity that can only be described as a smoke demon, grabbed you by the hair, bent you over, and showed you the 50 states.

Chelsea's was definitely not a "shithole". The place itself was decently nice, definitely moreso than zee zee gardens and the other overpass bars

I know I'm in the minority but I like zeezees because I could smoke inside. I hate walking outside
